459 Main Street 40R Application:
On December 15, 2021 the Town of Reading received a Downtown Smart Growth District (DSGD) 40R Application submitted by GC Fodera Contracting, Inc. The Applicant proposed to redevelop the site at 459 Main Street into a 4-story mixed-use building - proposed with 12 units and ~1,455 square feet of commercial area. The public hearing opened on February 7, 2022, where after discussion the hearing was subsequently continued to 3/14/22, 4/11/22, 5/16/22, 6/13/22, 8/8/22 and 9/12/22. At the September 12, 2022 hearing the CPDC voted to closed the public hearing and issued a vote of approval under the condition that no more than 5 residential units be allowed.

6-16 Chute Street 40R Application:
On July 6, 2021, the Town of Reading received a Downtown Smart Growth District (DSGD) 40R Application submitted by Plimsoll Company. The Applicant proposed to redevelop the site at 6-16 Chute Street into a 4-story mixed-use building with 29 residential units and ~3,745 square feet of commercial area on the first- and second-floors. The public hearing opened on Monday August 9, 2021, where after discussion the hearing was subsequently continued to 10/4/21,11/1/21,12/13, 1/24/22, 2/28/22 and 3/14/22. At the March 14, 2022 meeting the CPDC voted to close the public hearing and issued a vote of approval for the application.

18 Woburn Street 40R Application:
A public hearing was opened on March 8, 2021 to discuss the Downtown Smart Growth District (DSGD) 40R Application submitted by G.C Fodera Contracting, Inc., for the property located at 18 Woburn Street. After discussion the hearing was continued to 4/12/21, 6/14/21, 8/9/21, 10/4/21 and 12/13/21. On the December 13, 2021 date the CPDC closed the public hearing and issued a vote of approval for a 3-4 story mixed-use building with 6 residential units and ~2,425 square feet of commercial area.
18 Woburn Street 40R Documents:
531 Main Street 40R Application:
On June 1st 2020, the Town of Reading received a Downtown Smart Growth District (DSGD) 40R Application by ACG RE Reading, LLC. The approved proposal was to redevelop the vacant building at 531 Main Street, the former 'Chronicle Building', into a 4-story mixed-use building with ~700sf of commercial area and 7 residential units. The hearing opened on Monday July 13th, 2020 and was subsequently continued to 8/10/20, 9/14/20, 11/2/20 and 2/8/21. At the February 8, 2021 the hearing was closed and the project was issued a vote of approval.
On January 28, 2022 an application for a Major Plan Change to the approved project was submitted. The proposal was for an adjustment to the building layout and design. The public hearing was opened and closed on 2/28/22 where the CPDC issued a vote of approval for the building modifications.
20-24 Gould Street 40R Application:
A public hearing was opened on September 11, 2017 to discuss the Downtown Smart Growth District (DSGD) 40R Application submitted by Traggorth Companies, LLC for the property located at 20-24 Gould Street. After discussion the hearing was continued to 10/2/17, 10/16/17 and 11/6/17. On the 11/6/17 date the CPDC closed the public hearing and issued a vote of approval for a 4-story mixed-use building with 55 residential units and 3,500 square feet of commercial area.

475 Main Street 40R Application (formerly 467 Main St):
A public hearing was opened on December 11, 2017, to discuss the Downtown Smart Growth District (DSGD) 40R Application submitted by Boghos Properties, LLC for the property located at 467 Main Street. After discussion the hearing was continued to 1/8/18, 1/22/18, and 2/12/18. On the 2/18/18 date the CPDC closed the public hearing and issued a vote of approval for a 4-story mixed-use building with 31 residential units and 2,500 square feet of commercial area.

136 Haven Street 40R Application:
On August 28, 2017 a public hearing was opened to discuss the Downtown Smart Growth District (DSGD) 40R Application submitted by 136 Haven St, LLC for the property located at 136 Haven Street. After discussion the hearing was continued to 9/11/17 where the public hearing was closed and the CPDC issued a vote of approval for a 5-story mixed-use building with 50 residential units and ~8,500 square feet of commercial area.
On April 11, 2022 a public hearing was opened to discuss a Major Plan Change to the approved plan for 136 Haven Street. The Applicant proposed modifications to the garage layout and striping plan which resulted in a decrease of parking stalls on-site. The public hearing was closed and the CPDC issued a vote of approval on the same 4/11/22 hearing date.

14 Chapin Avenue 40R Application:
A public hearing was opened on October 17, 2017 to discuss the Downtown Smart Growth District (DSGD) 40R Application submitted by Leonard Polanski for the property at 14 Chapin Avenue. After discussion the hearing was continued to 12/11/17, 1/22/18 and 2/12/18. On the 2/12/18 date the CPDC closed the public hearing and issued a vote of approval for a 3-story, 3-unit residential townhouse project.

On May 10, 2010 a public hearing was opened to discuss the Downtown Smart Growth District (DSGD) 40R Application submitted by Oaktree Development for the property located at 30 Haven Street. After discussion the hearing was continued to 5/24/10, 6/14/10, 8/23/10 and 9/13/10. On the 9/13/10 meeting date the CPDC closed the public hearing and issued a vote of approval for a 4-story mixed-use building with 53 residential units and ~26,635 square feet of commercial area.
